Air Conditioner Maintenance—Check and Clean the AC Condensate Drain

Have you checked or cleaned the AC condensate drain this season? If you’re like most homeowners, there’s a good chance you haven’t. This simple AC maintenance task is often overlooked but could save you lots of time, money and frustration by preventing water damage from a clogged drain.

What is the AC Condensate Drain Line?

When the air conditioner is running, the evaporator coil produces condensation. The AC condensate drain line removes the condensation from the coil and drains it to the outside of your home. In most systems, the condensation tray is found directly under the evaporator coil and the condensate drain goes from the evaporator coil to a floor drain or condensate pump inside your home.

Condensate Drain Clogs

Since the drain is constantly filled with moisture, it’s the perfect place for algae, mold, and mildew to grow. If left unchecked, this could eventually create a clog that prevents water from passing—which could overflow and then leak into your home.

Clean the AC Condensate Drain

Part of your yearly air conditioner maintenance should be to clean out the condensate drain line. First turn off your HVAC system, both the thermostat and the breaker. Flush the drain with distilled vinegar—1/4 cup should be plenty. Let the vinegar sit for about half an hour and then flush the line with clean water.

Blocked AC Condensate Line

If you already have a block in your condensate line, using a wet/dry vacuum to dislodge it works for many homeowners. Create a tight seal around the condensate line with the vacuum and let it run for at least one minute. The suction should be able to dislodge the clog. Remember to clean the drain with vinegar after removing the blockage.
